This Ft Lauderdale residence/income property is in Ft Lauderdale’s historic district of Sailboat Bend. This historic “Carriage House” property was built in the late 1920s and mid-1930s. It consists of a single-family house on the front of the property and a two-story 2-family building on the rear of the property. When the property was purchase by the current owner in 1996, the property was in an extreme state of disrepair. Particularly the rear building, which was borderline condemnable condition, having no doors, rotted floorboard structure, trees growing literally THROUGH the kitchen – on through a door opening, then around and out through a missing window!

John designed and implemented a complete reconstruction of this rear building, implementing a very carefully planned and strategic bolstering of the existing structure, modification of the second-floor apartment, all new electrical and plumbing systems, including all new plumbing fixtures and faucets, new exterior siding, completely restored all roofing on both buildings and all new landscaping, irrigation and sod for the entire property.

Today, all three units are semi-automated, hi-tech rentals commanding some of the highest per square foot rents in the area.
